Prospect Historic Hotel Bed and Breakfast Inn

Motel and Dinner House

Centrally located in the Southern Cascades of Southern Oregon, just a short distance from Crater Lake National Park, the exquisite Prospect Historic Hotel Bed and Breakfast Inn, Motel & Dinner House offers an unparalleled opportunity. This National and State Historic Registered building has been restored to all of its glory. The Hotel underwent a full restoration from the ground up in 1988-89 shortly after it received Historic Registration status.  This registration (registered as the A. H. Boothby House) ensures that it maintains its historic significance and authenticity.  Allowed improvements included indoor plumbing with a bath for every room, central HVAC and dual pane windows.

The Prospect Historic Hotel (PHH) is located in the small town of Prospect (population ~600), Jackson County in Southern Oregon.  At an elevation of 2500 feet the hotel generally is below the heavy snow of the higher Cascade Mountains, and above the fog and inversion layers of the Rogue Valley. With summer temperatures typically 10-20 degrees cooler than the valley during the day and an evening temperature drop of 30-50 degrees makes for pleasant sleeping.  Winter temperatures are about 10 degrees cooler than the valley unless there is the normal overcast in the Rogue Valley and then Prospect can be considerably warmer and enjoying sunshine instead of fog and ice.

Encompassing over 5.6 acres of beautiful grounds, surrounded by the Rogue River National Forest, the resort property continues to provide the ultimate experience for national and international travelers.  Originally built as a roadhouse, the three story, 5492 square foot Hotel is now run as a 10 room Bed and Breakfast Inn. The furnishings are all period based with many of them antiques. The bedrooms accommodate up to 22 guests, and the first floor encompasses a 50 seat (38 seats per the county) fine dining Dinner House with a full commercial kitchen.

From it's humble beginnings as a rough-hewn timber building, then turning into a Stage Coach stop for people traveling from all over the world to visit Crater Lake; to it’s current status as an elegant, comfortable boutique Bed and Breakfast Inn, the hotel has been providing rest, relaxation and sustenance to weary travelers for 130 years! Its reputation as a world class facility is known far and wide, with professional marketing representation all over the world. The hotel has housed dignitaries such as Teddy Roosevelt, Jack London, Zane Grey, William Jennings Bryan, John Muir, and more. These individuals all have rooms named for them.

The two Motel units sit behind/alongside the historic hotel. There are a total of 14 units in the Motel, along with the commercial laundry that processes the linens. The motel can accommodate 48 heads in beds. Motel buildings are approximately 4432 square feet combined.

Closer to the rear of the property is the Log House, built in 1989-90. This 2700 square foot, two story structure is currently the manager’s home, with a large master suite on the second floor with a private deck overlooking Mill Creek, 3-4 bedrooms, 2 full baths (Master Bath has a double headed shower and a jetted tub), large den/bedroom, two car deep attached garage and wrap around deck. It is nestled right along Mill Creek with all the sites and sounds to enjoy. Fortunately, the house is not in the 100 year flood plain.

The Prospect Historic Hotel consists of 4 tax lots Zoned RS and UR-1 for a total of approximately 5.6 acres. The PHH comprises several tourism / hospitality opportunities all in one location.

The first tax lot contains the Hotel which was originally built around 1888-89 and showed up as a business by 1892.  The PHH was restored from the ground up in 1988-89 (100 years later) following Historic Registration guidelines.  On the same tax lot are two multi-unit motel buildings that were built in 1988-89 at the same time as the Hotel was restored.  There are several outbuildings and a large grassy landscaped meadow on the rest of the lot.  A large wood and stone, lighted Gazebo with BBQ pits invites guests to relax on the circumferential seating.  There are numerous garden areas, and well over a hundred beautiful evergreen and deciduous trees. The Hotel has newly redone signage out front with live edge redwood slabs and local Yew Wood beams.

A second adjoining tax lot is now a paved parking lot for the guests.

A third tax lot is the building that was the original Standard Oil Gas station and service center for the logging trucks.  This was decommissioned as a gas station, certified clean by Oregon DEQ, and is now a storage building/workshop that has a working hydraulic lift, and a large gravel employee parking area. The building has a small office area, front bay with hydraulic lift, and a high bay with door at the rear.

The fourth tax lot consists of a Log Cabin House built around 1988-89. This could also be utilized as a vacation rental home, employee housing or a long-term rental. Also for use of the occupants of Log House is a matching Log Cabin detached garage that is finished and insulated.

On the grounds of the PHH is a ~196 foot deep well with 3000 gallons held in two storage tanks. The water from the well does not require treatment and serves as the source of all drinking and some irrigation water.

Over 500 feet of Mill Creek runs through the property and feeds a sizable decorative pond with a waterfall feature, as well as supplying irrigation needs. The PHH has grandfathered water rights to Mill Creek for irrigation purposes which allow the grounds to be maintained nicely.

There is a sizeable barn that is used for hay and general storage.  Along side the barn there is an electrified wire fence corral with a lean-to for our horse.

Additional storage is available in the 40 foot long shelved and lighted storage container.

The Prospect Historic Hotel is positioned just off of Highway 62, in Jackson County, Oregon.  Highway 62 is a National Scenic Byway, and one of the All American Roads and as such entices numerous visitors to the region. The Hotel is located just a half mile from the Scenic Byway, has the buffering of hundreds of trees providing quiet and clean accommodations with easy access. Prospect is the Closest Full service town to Crater Lake National Park with two Cafes, two Stores, two Gas Stations and a Pizza Parlor and a Laundromat.

The hotel was the original stop for travelers to Crater Lake, providing comfortable lodging and exquisite meals to weary travelers for 130 years. It became the Stage Coach Stop for travelers venturing to Crater Lake, Ft. Klamath and Klamath Falls.  With it conveniently located just one day's horseback ride from the Rogue Valley and another day to Crater Lake, the Prospect Hotel was the original lodging for travelers.

Now just 45 minutes away from Crater Lake National Park, the town of Prospect is the closest full-service town.  Contributing to the beauty of the region is the Rogue River and 3 waterfalls including Mill Creek, Barr Creek and Pearsoney all with-in walking distance.
